I cancelled our PMC contract with Acacia, and have yet to hear back from them on several outstanding issues. Only deal with Acacia if you wish to look forward to going to small claims court to get money due to you. I would give 0 stars if I could.

I hired Acacia Property Management to
manage my rental house and I would not recommend this company at all. I had two very bad experiences with this company. I had two renters break their lease, utilities bills not paid, property taken and then they were showing my home without having it cleaned when they could have used the renters cleaning deposit to do so.
When I called to tell Acacia that I was really upset that they were showing my house without it being cleaned and why did they not communicate this to me; all I got was a termination notice from them. They left me with a real mess and offered nothing. They kept all of the damage and pet deposit, instructed me to contact the last renter and give them a closing statement when they should have taken care of this.
Acacia poor service.
BAD SERVICE, I suspect the positive comments below are from owners, not renters. Just got started with 6 months prepayment, items identified as needing repair at the signing, the STOVE, smoke detectors still not fixed and no emails or phone calls have been returned in over a month.
Owners should care, this lease will expire on exactly the due date!
TOO BAD "NO STARS" ISN'T AN OPTION....
We knew we were in trouble last year when we had our first maintenance callas and email to Acacia and received not response. A day, a week...more phone calls, emails. Nothing. So we looked up the reviews and found that the property owners were satisfied, but the tenants were most definitely not. Of particular concern was how many posts about Acacia keeping the deposit money.
Fast forward to the spring time. Our lease was up for renewal in July, so we began calling and emailing to extend our year. (And yes, while there was no customer service of which to speak, that was less of a hassle than trying to find a new rental and incur additional moving expenses. Plus, the house is/was beautiful.) We finally got verbal confirmation that they would extend our lease, but no paper work ever materialized. More calls. Now it is July, our lease is up, and by the terms only need to give us 20 days to move out. Thankfully, we were in position where we could buy a house. And we did. And, just like the other negative reviewers state, Acacia saw fit to keep the majority of our deposit. We have called, left messages and emails so they can explain the charges, but we have had absolutely zero response. Of course this doesn't surprise us, but it they think we are letting them walk with our money, they better think again. What they are doing is criminal. A company cannot just decide to keep other people's money. There is NO WAY that the house needed the deposit money in order to get it ready for the next tenant.
Look, if you are a property owner and your experience with Acacia has been satisfactory, then I'm happy for you. But you need to realize that this company is a representative of you, and they have absolutely no regard for the people living in your home.
And to the people whose house we lived in for over a year: Your house is beautiful. We loved it. We took excellent care of it, as if it was our own. You could not have asked for better tenants. And if I were you, I'd ask Acacia what they did with the deposit money. Because I'm telling you right now, there is no way they put it back into your house. It didn't need it.
I like them. I liked renting from Acacia. They were helpful when they needed to be, and pretty much left me alone throughout my lease (which is what I like). I did not need to call them very often when I was renting from them, but after I moved out when I called about the move-out inspection they got back to me pretty quickly.
Poor Customer Service. Poor customer service from the beginning. I would never rent from them again. They don't care about the tenants that are renting. Never return phone calls or emails. Left the house in better shape then when we got it and still they kept 3/4 of our deposit.
Very nice people.. I only hear from them when necessary and they are always very courteous. Over the phone and in person they are very nice.
easy to deal with. Acacia has been in charge of my rental for over a year now and I am very happy with the service they provide. Very convenient.
