Beware. I would never recommend Prestige. They have horrible costumer service and they are very slow to respond to requests. They have no idea how to run a business. Go somewhere else! Find a different rental, do whatever it takes to avoid renting from these creeps.
THREATENED BY PRM'S OWNER RICH.
On October 28, 2010 I was a witness in a small claim against PRM for wilfully delaying deposit refund and fraudulent carpet cleaning charge. The Plaintiff prevailed against PRM despite PRM's lies. Let me tell you, to PRM lying is more natural than just telling the truth. And sadly, they are not even that good at it because the documents are right there and their lies contradicted documented fact and their lies even contradicted their previous other lies. They will even distort things about YOU to make you look bad. There were so many lies and red herrings placed about by them, it's amazing the judge could sift out the truth. But she was smart, and she did.
The owner Rich was there (he's also an owner in Keller Williams Real Estate next door, if you want a clue about them). The two office insubordinates were there too - Monica and her daughter Brandi. Both perjured themselves while Rich sat behind them being their cheerleader. Here is the amazing part: On the way out of the courthouse, I warned PRM that West Seattle would know about what happened - which I'm doing here right now - and as soon as I arrived at home, Rich called me and threatened me that if I said anything that he would not pay the check to the plaintiff and would appeal the lawsuit. WTF?? He threatened ME, a mere witness in a lawsuit, against telling the truth to you folks about PRM. He doesn't want the truth to come out about PRM, because the more people are in-the-know, the less PRM will be able to get away with what they do.
Please, for your own good, avoid landlords with sociopathic tendencies.
If you do get or already are involved with PRM, do not trust any verbal communication. Follow it up in writing immediately. Especially if you are moving out, make sure there is proof that you gave your forwarding address (as in get a receipt for it - send it via email, or certified letter). If you do it verbally or hand them something without proof that you did, they may "lose" it and it may or may not go to the old rental or get forwarded via post office (I repeat, may or may not!) Be sharp and know your rights. And if they mess with you, exercise your rights. Make it a negative proposition for them to unlawfully withhold your deposit refund, or whatever other numerous ways in which they have to unlawfully keep your money. The less tenants fight back, the more money PRM pockets at their tenants' expense.
Also, I find the other ONE-star ratings to be accurate. Monica and Brandi are unresponsive, rude, illogical, and stone-cold can look you in the face and lie to you about something that both they and you know is true.
I had an awful experience. This company is awful!!! They didn't clearly explain anything to me when I moved in. They constantly violated my rights and illegally entered my apartment. They didn't fix anything that was broken. Not to mention the apartment was gross. They were rude to me on the phone and never called back. Nothing went smoothly when dealing with them. They are just completely awful. If your thinking about using them, think again.
Prestige is a wonderful company!. I rented a very cute little house from Prestige for 3 years. Everything was explained to me in detail before I moved in with my roommate with paper work to back it all up. They were an absolute pleasure to work with. I had a list of about three things I needed done in the house before I moved in (one of which was dead-bolt locks on the door) and they were on it the same afternoon. My hot water heater broke, I had a new one installed within 3 hours of reporting it was broken. When everyone was struggling through the intial part of the recession, Monica worked on ways to help me get my rent paid on time in full. The only reason I moved was because the owner decided to sell the house! I'll be back to rent from prestige in the future and am really looking forward to it.

My name is Brandi and I have been with Prestige Rental Management for over five years now.
It has been called to my attention recently that we have some negative reviews online. I would like to take some time to let everyone know how our company works and the services we provide.
Our company has been in the same location for over 50 years in the heart of West Seattle. Our goal as a company is take away the stress from owners in renting out their properties and to make sure the rules and laws of Washington State are followed. Our other goal is to try and find prospective renters a home that fits their needs. We do have a background check that everyone must pass before renting through our company. You do not need to have prefect credit but the company that we go through does have certain guide lines that need to be followed.
I have seen some comments on line regarding tenants not getting their Security Deposit returned to them upon move out. Prior to tenants moving in to any of our rentals, an inspection is completed by the Property Manager. We give tenants 10 business days to add to the inspection that we attach with their lease. Upon move out, tenants are given a guide to follow for cleaning their unit. If this is not followed and if their are damages to the unit that were not there prior to tenants moving in, nor reported to us prior to move out, these items get deducted from the Security Deposit. This money that is withheld does not go to our company nor the owner of the property. It goes to the vendors that we need to pay to get the unit back to the way it was prior to tenancy.
During this hard economical time, our company has made it a goal to work with those dealing with job loss, home foclosures and so forth. We take pride in what we do and do appologize for any discrpencies there might be. We try hard to answer any questions prospective and current tenants and might have.
I hope when looking for a property to rent or a possible company to take care of your rental home, you will take the time to get to know our staff. I feel that we try to go above and beyond most companies and have more satisfied customers then most.

Prestige? Laughable.. I am editing my review after learning I confused Prestige Rental Management with Prestige Property Management, based out of Bellevue. Im still leaving one star though, as these guys sound as bad as the crooks in Bellevue.
Worst Company EVER.
The absolute worst rental mgmt company ever!
When we moved in, we had to pay up front 1st and last months rent, plus security deposit and pet deposit. We never once did a walk through in the beginning nor at the end.
Prior to us moving out, we provided the 30 days written notice. After we vacated the premises we received a deposit refund notice where they double charged us for the last months rent, and then went on to say we had to pay for a bunch of other bs and for me to contact them in 30 days to make payment arrangments. I have been calling Monica every single day actually several times per day to go over this. She refuses to take the call and called me back to tell me to stop calling her she will call me back when she is ready to go over it with me. I have still yet see any resolution to their mistake. DO NOT rent from these people. EVER! They are rude and are out to take every single penny you have.

This rental company is as bad as they come. I would not recommend renting anything from them or using them to rent out your property.
I rented an apartment from them, it was a huge mistake. They had no regaurd for privacy or my legal rights. They illegally entered my unit several times at their own free will. When asked about this they said, "oh, we called you and told you 2 days in advance". Funny, I never got that phone call and legally you are supposed to give written notice. The neighbor who is apparently related to all the girls in the office, continuosly harrassed me and felt like it was her right to tell me what to do, she even coached me on how to put my recycling into the dumpster. I had to listen to her excessive loud talking while she smoked continuosly outside my door. It was ok for a while because I was rarely ever home, but apparently the grumpy neighbor wanted me out of there and kept telling the landlord I was too noisy.
Apparently they have a close family, because without investigations or warnings, I was kicked out.
Nothing about this place was professional and if you're considering them, steer clear, its a waste of your life and money.
Managing my Home for over 5 Years. I have owned my rental home in Seattle for about 15 years. The first 10 were horrible; I thought I could do everything by myself. From time to time, I got great renters, but when I got a bad one... I GOT A BAD ONE!! Since Monica has taken on my property, I have not had one bad tenant; she always makes sure my house is in great shape... always on top of tenants taking care of the yard. Their fees are very reasonable; I checked out almost every company in West Seattle and theirs were the best and stayed on top of calling me back. I would recommend this company to anyone looking to rent out their home.
